Bosatt Costa Blanca has the pleasure of welcoming Patrik Ross as real estate agent starting March 1, 2024. Patrik is recently joining from four years in sales at Cramo, where he developed a deep understanding of the customer's needs and an ability to build lasting relationships.
Prior to his sales career, Patrik devoted himself to hockey for over three decades, played at the elite level for 16 seasons and coached for 12 seasons with prominent teams such as HV71, Mora, Örebro and Rögle. He has also been sports director in Troja Ljungby and provided insightful analyzes as a hockey expert during his years at SVT.
With an extensive background in sales, Patrik brings a unique blend of skills and experience to his new role. Patrik's move into real estate marks a new chapter in his professional journey, one he looks forward to.

Patrik Ross has completed the official training through FEI which is required to be able to operate as a real estate agent in Spain according to the new rules that came into effect in October 2023 and he already has his license in place.

In the past there has been no legal requirement or consumer protection and until now "anyone" has been allowed to mediate in Spain. Last year, a legal requirement was implemented that real estate agents must be trained and registered from 15 Oct 2023. The movement started in Catalonia and as the second area on the list, the Costa Blanca is undergoing this change.
-We at Bosatt Costa Blanca naturally think that this is an important development in the right direction and even if the only requirement is that an administrator in each office needs to register the license, we believe that it is important that all our agents are trained and registered agents according to law , says Janette Cohen CEO Resident Costa Blanca. We want to be able to guarantee our customers security when they buy or sell their home with us.
You need to fulfill 3 criteria to be registered before the 15th of October and get a searchable registration number:
- 200h Education
- A public and searchable address
- An insurance for financial damage
Bosatt Costa Blanca's founder Thomas Pettersson is already a trained and registered real estate agent in Sweden and has since the start worked according to the importance of Bosatt's agents being up-to-date with the law and all changes that occur in the market.
- It is important that our customers can trust us. We have chosen to undergo the training provided by our Swedish partners at FEI. They are the only ones in the Spanish market who have an authorized education in a language other than Spanish and we feel strong confidence in their competence, says Janette Cohen.
The sales process in Spain usually means more work for each deal compared to Sweden. As a agent, you can spend a lot of time with buyers and sellers for extended periods of time, who then choose to go with someone else in the end because they simply don't know how the open market works. Since the majority of objects are neither exclusive to a real estate agency compared to how it usually is in Sweden, this means that the best thing you as a buyer can do is to find a real estate agent you feel safe with, and he will help you find what you are looking for.

Buying a home in Spain involves some administration and knowledge. We provide comprehensive services for you to be safe in your housing purchase and assist with everything from financial calculations to NIE numbers and other practical aspects required when buying a property.
Advice for buying a house or an apartment in Spain:

Inform the agent about your wishes and criteria. The more the agent knows about your requirements, the better.
Have a financial plan ready. It is also possible to apply for a mortgage from Spanish banks. After a credit check, you can normally finance 50-60% of the value.
Home insurance is available through a Spanish bank or with one of the insurance companies.
It is possible to sign a contract without having a Spanish social security number, but at the time of entry you must have arranged a so-called NIE number to be able to own a property. This can be arranged via the Spanish embassy or locally at the police in Spain. Ask us for help.
Expect 12.5-15% in surcharge on the purchase price in taxes, fees to the notary, registration fees and legal aid.
